Marketing
Marketing means different things to different folks and Just like each home is unique, each marketing strategy should also be unique. We will work together to see what we can play up and consequently what obstacles we need to overcome.
When you sign up to work with us, you get a team of folks that have managed hundreds of sales with their knowledge and experience. You get a team who’s constantly looking out for more opportunities to get your home “out there”.
And while there are those who are always doubtful of the market, please keep in mind that there are people always needing to upgrade or relocate, and the home they’re out looking for may just be yours.
That said, there are basics that go into marketing each home. This step by step process includes but is not limited to:
Price
The most important aspect of selling your home is making sure your home is priced right for the market. Our first step is to take a look at the home and give you a comparative market analysis (or not) based on your homes attributes, recent sales within the neighborhood and of course current homes on the market.
Minor Repairs & Staging
A home should be in good if not great condition when showing. As we tour your home we’ll give you some recommendations on how to spruce up your home, and even give you a few of our trusted vendors’ information to do so. We also may suggest rearranging furniture to make a room look bigger. The little touches go a long way. Spending a little money at this stage can bring in a few more thousand come sale time.
Photography
Once we’re ready to place your home on the market, we will have a pro go to the home and take great tons of pictures. Buyers love pictures so the more photos we can take of your home to post, the better.
Media
When we list the home on the MLS, it pops up as a new listing to all realtors. It also feeds to other internet sites such as Realtor.com. In addition, we have paid advertising that upgrades our listings on Trulia, Zillow and Realtor.com. We of course are always getting our own website out there with your listing as well. We also use the Miami Herald from time to time. We also believe strongly in word of mouth as much of our success comes from referrals. As an agent, we’re all in this together and I’m constantly talking to other agents with buyers who may just be looking for a property like yours.
Broker’s Opens/Open Houses
Every time we list a new home, we have what are called broker’s opens. Here, on a Wednesday afternoon, we invite all the agents to showcase your home in an effort to get your home out there to the folks with buyers or buyers on the horizon. We provide food and drinks at these events and will often display these goodies in a room or outdoor area we wish to play up (ie BBQ area??).
As far as open houses are concerned, we are out there every weekend displaying our listings. We hype up the open houses with ads in the paper, online and signs all around the property. It gives us a great opportunity to get new folks in your home and get some helpful feedback as well.
Follow Up
We will do this from time to time to give you a better perspective of how your home is faring in the market. We will use this time to tell you what’s been going on in your neighborhood sale-wise and what’s on the horizon that we may need to keep in mind. Please remember this is an ongoing communication-we are always available to talk about any questions or concerns you may have over your property.
