What's an acceptable offer?

Only you, the seller should know this answer but chances are your just thinking price and not what else is involved in the transaction.

What about the terms and conditions of the contract?

• How will Buyers financing and commitment timelines affect the transaction?
• How closing dates may affect your final proceeds?
• What about Inspection limits/open permits and their remedies for deficiencies?
• What about title concerns?

So you see it's not just about the price; terms can make a great price look bad, as it can make a low price look better.

Once all terms and conditions have been agreed to and we accept a contract to purchase, then it's my job to ensure that it gets to the closing table.

Make no mistake that this is the single most important aspect in the process of selling your home (this is where most Buy Owners lose deals). It takes a top agent to navigate through unforseen issues and actually close (hence my "Ivegottaguyforthat" ) Look Contract pending riders may look nice but SOLD is what pays the bills.
