CONTRACT & OFFERS
What's an acceptable offer? Only you; the seller knows this answer, but chances are your just thinking price. What about the terms and conditions of the contract?
I'll mention a few:
DEPOSITS, CLOSING DATE, CONTINGENCIES, FINANCING, INSPECTION LIMITS, TITLE POLICY, WARRENTY DEEDS, RESTRICTIONS, CONVENTS, PRE-OCCUPANCY, POST-OCCUPANCY, ESCROWS, TAXES, PRORATIONS, COMPLETE AGREEMENT, CLOSING COST, TIME IS OF THE ESSENCE, CANCELLATION CLAUSE AND SANTA CLAUSE (STILL CHECKING TO SEE IF YOU ARE WITH ME.)
It's not just about the price; terms can make a great price look bad, as it can make a low price look better. As your Realtor I'll take the time to make sure that you understand and are comfortable with this concept.
Once all terms and conditions have been agreed to and we accept a contract to purchase, then it's my job to ensure that it gets to the closing table. Make no mistake that this is the single most important aspect in the process of selling your home (this is where most buy owners lose deals).
Use my experience to help you close the deal, and then and only then do I receive compensation.
Tough gig this real estate, you only get paid if you produce, think about it.
