CONTRACT TO LEASE

A contract to lease is a form used to negotiate terms and conditions of the final lease agreement. 

Contrary to popular belief (psycho agents) you DO NOT need to do a Contract to Lease, you can go straight to jail (Lease)
 
But if you do choose to use a CL; here’s what they will detail:
 
  • Lease terms
  • Rent payments/ Fees
  • Security deposit
  • Utilities
  • Equipment maintenance
  • Special clauses
 
You will also be required to fill out an Application to lease, they are used to determine the quality of the tenant.
 
Applications may ask some of the following basic questions:
 
Current landlord
Employment history
Bank & credit references
Background check
 
Keep in mind that if you are leasing in a condominium, they have separate applications and they could take as much as two weeks to approve and you will need approval for move in.
 
Some suggestions to follow:
 
Credit checks are paid by tenants
Protect your Social Security number, give out only if needed
Sign all applications
Contracts to lease are legally binding. If not fully understood, seek the advice of an attorney prior to signing.
