HA HA HA HA you want to finance a home? Are you crazy?
Have you not been reading/watching/texting/blogging/twittering the news?
Sorry just a quick editorial on the current lending atmosphere.
Truth is; while standards have tighten there is lots of dough to be lent and loan programs to be had, question is which one is the right one for you?
Unless you're intimately involved with a lender, chances are you have no idea what you can or cannot afford.
I apply a basic principal to establish affordability, let's rent the perfect home.
Great neighborhood, right layout, pool, updated baths and kitchen; everything you want.
Now how much could you pay in rent for that?
Once you have that amount, that's what I can base my search in finding you the perfect place but it does not mean what you can truly qualify for; hence why a Pre Qualification letter is very important.
A Pre Qual (we’re pro’s now) takes into account several factors; Credit rating, down payment, income and expenses to establish affordability and should come from a reputable lender.
So forget mortgage calculators, indexes, rates and on line financial tools; contact a lender first.
Any of these lenders, they can help you find the perfect program for you.
