OK, here's where it begins to get interesting.
We've found the perfect home in your price range, now what?
We make an offer to purchase to begin the process, which goes something like this:
Our Offer
Their Counteroffer
Our counter to their counteroffer
Their counter to our counter to their counter to ZZZZZZZZZ…
By now I have pretty much have had it, I’m kinda of the” hey here’s our deal, let’s get this signed and over with” but if you are into “negotiating” I’ll be happy to play along.
Truth be told, purchase offers should be based on several factors: comparables properties, market conditions, timing and terms.
Effective Realtor's price their listings using comparable properties in the area and if they do it right, adjust/update it to keep the pricing inline.
Market conditions influence pricing. In today’s new reality properties might be priced a touch higher because of past sales history and seller expectations.
Timing is a key element; this affects the price by creating urgency in the sale of the property.
Contract terms; to me this is the most important factor in presenting an offer, what is it really that makes our deal strong.
Word of unsolicited advice; in today's unstable/declining/stable market if the property is priced correctly you will still have multiple offers.
Don't think you can low-ball these sellers, this often insults them and they will dismiss you as a true buyer.
The most common example of this is when you make an offer and seller does not even counter; happens all the time and if you want property all you are doing is bidding against yourself (not the best way of buying a place).
If the property is priced high (as many are) have your agent run comps and correctly price the home. Trust me this will work a lot better than the classic "what the hell are they thinking" tactic.
